- Website. Carol discussed work w/Jennifer. Consider changing structure of our website to provide better utility.
- Beaverbuilder is more labor intensive, not as flexible, but less expensive.
- Do we want a place to store documents? From HOA meeting, interest was in communicating (e.g., when something happens, letting people know quickly).
- What is the cost difference? Carol emailed us this info.
- 10 hours laborà $500 to $700
- $180 for website theme purchase. Is this a one-time cost or recurring? Carol thinks one-time, but will check.

- How much traffic to we get? Carol doesn’t think that we have a way to measure hits.
- Periodic emails would be great.
- Carol suggests having roles defined so that homeowners (HO) know who to ask. To include POCs at ZP (e.g., Lynette).
- Michael to coordinate w/Carol to meet w/Jennifer to define what we need.
- Construction. John mentioned Glendale ordnance that contractors are liable for up to a year after finishing for fixing damage.
- We do charge a road-damage fee as part of the building permit process.
- They are supposed to include us on their insurance policy. That *should* allow us to file a claim. John pointed out that would be good to extend that out for a year. Michael should talk to the attorney about this.
- John suggests that HO take picture of roads prior to build for use after the fact.
- John try to get copy of Glendale ordnance.
- Building plans/ARB
- Lot 27 is coming along. Larry called owner about road damage.
- Lot 23, we met w/them at HOA meeting, they were very receptive. Good plan for re-routing water. Met w/them prior to meeting; walked lot w/Serrano.
- Lot 21. John showed them where to put debris. They need to find their property markers.
- Gate
- Jennifer at Kirkland said that they are gearing up to do the work. Maybe in the next few weeks. Michael wants advance notice so that we can work with them.
- Roads
- Lyndon gave us a ROM estimate of ~$150K for repair and micro-surface or chip seal.
- Big question: Do we want to wait or do it now?
- Carol asked about the south part of N. Fork Rd. John said that part of the road is going to be re-routed.
- Steve: Find out if County is going to be doing micro-surfacing.
- Fiber optic
- Reached out to Michael about adding lines. Do we need to give them an easement?
- Larry thinks that the easement already exists.
- John has worked with Blaine at South Central. FO connect to the boxes at the intersection. They need HO permission.
- They will have to dig to install à not any existing conduit.
- Michael will follow up w/South Central.
- Blue Stake for fire pole and sign at gate
- John called them, but they need to hear from the folks doing the work. It’s good for two weeks.
- E.g., ZP or EZSSD or Larry Rose Construction (LRC) need to make the call.

- John wants to put a street sign at intersection of fire house road.
- Would make sense to have them mark it so that we know where we can dig.
- Water
- Kevin told me that it would be another 2 weeks to get the pump replaced.
- Chalyse mentioned colored water. Steve checked w/Fire Dept, they haven’t used hydrants. Jake (ZP) hasn’t done anything. I asked Andy to swing by Lot 57 and flush the hose bib.
- John asked if they are going to use the 1600’ well.
- I’ll check w/Kevin on this, I *think* that they’re still using the spring.
- John asked for notification to HOs
- Annual requirement for fire pits to be checked.
- Location of burn pile in Little Ponderosa.

- Spencer Rollo (Fire Warden) did burns along road.
- Hopefully they’ll get going on the Cave Canyon work.
- Voted to keep HOA structure as is (Michael as Board Chair)
