HOA Meeting Minutes: 18 June 2025

From HOA meeting at 1800 MT on 18 June 2025.  Held virtually via Zoom.

1810 Standing Reports

  • Financial, she sent out 5 months.   Will be posted to Website.  $140K in Road Reserve.
    • Discussed delinquent accounts.  Lynnette and Larry to call owners.
    • Asked question on electronic payments.  SSD is doing an electronic payment system and the HOA *may* be able to piggyback.  Owners should use ACH or electronic checks.
  • Roads, nothing major this year.  Spoke w/Lyndon Friant earlier this year.
  • Fire report, Chief Freeman.
    • Stage 1 fire restriction.  Fire has to be in approved fire pits.  Had only two calls for inspections.  When we get to Stage 2, that will preclude all burning.  Has to be approved on annual basis.  Can be cited by Sherrif for burning w/o permit.  No fireworks.  No Tannerite.
      • Steve send out Brad’s phone number to all HOs for inspection
      • Steve send out notification if/when we shift to Stage 2
    • John mentioned trimming on the side of the roads.  Board should look at doing this.  Is Justin available?  John had someone from Orderville do it.
    • John mentioned smoke from the France Canyon fire up by Bryce.  Brad said that it’s OK to call Dispatch (911) if you smell smoke.
    • Brad mentioned new program to greatly increase our labor.  Hiring PT professional firefighters.  Also having stipend for volunteers.  Program will cut response times from 14 minutes to 5 minutes.  Goal is 24x7 coverage.
    • Received two new vehicles, a 105’ ladder truck and another quick response truck.
    • This should reduce ISO rating from a 7 to a 4.
    • Will connect storage tanks.  Getting hydrants installed in Little Ponderosa.
    • Steve check w/Fire Warden Alexander Larsen (435) 819-0671 on cutting in Cave Canyon.  He doesn’t need to coordinate w/Brad.
    • Brad suggests that owners should not allow any fires at any time.  Just lock it up if you have one.
  • ARB (Larry)
    • No new homes that have pulled a permit.  Four closing in on finishing.
    • Larry to ask Owen if he did the inspection on 67.
    • Kodiak has a few homes that need paving.  Reached out to us to see if anyone wants to piggyback.
    • Jeff Shields talked to Boyd about resealing driveway.  He’d get in touch w/Jeff when he’s coming up next.  John wants to get his done too.  Could we put in FB page? Steve do blanket email to HOs.  Use Michael as the belly button.
    • John mentioned a gouge out of road from Ponderosa.  Also damage by firestation.  Owen.
    • Fiber optics.  SCC broke up a bunch of roadside and we should have them pay or fix the road.
  • Sewer update.  On track.  Have USDA approval.  Quick description of STEP.

1857 Will Lewis on our electronic media.  Have had 20 owners sign up.  Have had notices for cancel Reggae festival.  Star Thistle post.  Posted link about future water district meetings.  Donations for chili cookoff.  Have the new website up and running.  Has been very helpful having people post or send Will items to post.  Some folks don’t have FB account, so they can use the website.  Can be a great resource for sharing problems and how to fix.

  • Action: Will and Michael meet w/web designer.

1903 Thank you to Sharon Quesenberry for all her work on noxious weed mitigation.  In particular, Star Thistle removal.

1904 John mentioned speeders as an ongoing problem.  No fires.

1905 Will mentioned the fiber optic status.  They still haven’t connected.  Michael to follow up with them on when they’ll hook us up.  John called them recently.  They have the lines installed.  1. Need to have individual installer come to house and install through side of house.  2.  They replace modem.  They have to get a transfer station in place (by roundabout).  Not clear that it will be installed this year.  They are supposed to contact homeowner when ready to install.
