HOA Meeting Minutes: 10 September 2024

Meeting called to order at 1803

  • 1804: Welcome, introduction
  • 1805: Review, approve minutes
  • 1806: Public Comment – None
  • 1807: Update on Website (Carol)
    • 5 year renewal of BeaverBuilder is due now. Oxygen will give better flexibility/ease of use.
    • Had difficulty paying for GoDaddy
    • Oxygen (replacement for BeaverBuilder) has a bit of work to transition. Need to be mindful of moving content in order to save. Carol worked w/Jessica on this. Allows much better ease.
    • Michael asked about cost structure for billing. Jessica is $50/hr.
  • 1820: Update on Fire Department/Evacuation Plan (John)
    • John and Steve worked up Evac Plan on one page. Used Brad’s example. Want to send to all Homeowner’s and Zion Ponderosa.
    • Have responded to seven fires recently. Having a huge turnout in short time.
    • Installing generator at fire station. Also have Will Fischer (GC) working roof issues.
    • John listed the approved fire pits. Fire conditions improving, but our area still very dry.
    • Steve sent most recent update to all Board members. Will wait a day for any feedback and then send to all homeowners and Ponderosa.
  • 1827: Update on roads (Steve)
    • John and Steve worked w/Lyndon to identify work to be done.
    • We had an opportunity to piggyback on the County road work, but didn’t have the time to get the repairs done prior to the timeframe for the micro-surfacing.
  • 1829: Update on Front Entry repairs (John)
    • Will Fischer will work on this in next week or two. Repairs were approved a month ago or so.
    • Larry’s sign. Larry will bug Julie Millard to get the sign installed. John to show them where to put sign.
  • 1830: Renting to more than 10 overnight guests (Steve)
    • Need fire suppression system if your home will have > 10 overnight guests.
    • There is some grandfathering, but best to talk to Shannon McBride at the Kane County P&Z to get specifics as it is very complicated.
    • John said that the fire chiefs said that there is no waiver.
    • Sharon said that Lot 51 sold. Can’t rent to more than 10 people. This could be a problem if buyers want to rent to more than 10.
  • 1845: Water Issues/Hydrant Flushing (Steve)
    • Steve gave report on water quality issues that occurred last Spring.
    • John said that pond is being filled.
  • 1850: General questions
    • John gave update on homes being built.
    • Will Fischer doing an outstanding Job on Lot 23
    • Lot 68 is starting footings. ARB has already approved the plans.
    • Awaiting plans from Lot 17
    • Sharon said that the Ponderosa is doing a great job on Star Thistle. County sprayed around 25-27 and there are now dead trees there.
    • Sharon brought up lot signs. They are in bad shape. She spoke w/Tim Esplin about creating signs that can be attached to a large rock. She’s seen signs on Etsy that could be great. She will reach out and find some vendors.
