SPRING CHECKLIST

- Annual HVAC inspection

- Spray for weeds (star thistle, and others)

- Yard cleanup removing dead or broken branches/trees from the winter. Would HOA consider renting/buying a chipper? Chipping right on your property and spreading it eliminates taking refuse somewhere, and spread around the house can beautify it and helps keep weeds down.

- Star Thistle starts growing, much easier to treat a couple times a year, and treat early, than waiting until later when it’s almost impossible to get rid of them. One plant can put out thousands of seeds.

- Set up appointments for driveways needing to be paved or concreted, get bids early and piggy back on others to drive down setup fees.  Also some might want to crack seal and top coat existing driveways.
*Many older homes need staining and repairs.  Set up bids and get work done early in the year.

- Fix or replace street house signs.

- Think about protecting A/C units from snow/ice sliding off roofs for next winter season. Get bids early and get some covered protectors installed.

- Get a trained technician to check your A/C units before they are needed in the late spring to early fall.

-Ensure pest control is engaged

- Deep clean for the busy season

- Put BBQs out/clean BBQs

- Yard debris removal

SUMMER CHECKLIST

- Keep attuned to fire regulations in the area and keep guests informed. E.g., open fires in general, tannerite restrictions, BLM shooting restrictions

- Continue to monitor weeds, especially Star Thistle.

- Watch for guests building illegal fire rings on your property and remind them NO FIREWORKS during 4th of July, or anytime on the Ridge.

FALL CHECKLIST

- Top off propane
- Inspect propane fireplaces, if any
- Store uncovered BBQs
- Put plowing contracts in place
- Light yard debris removal
- Exterior paint or stain, as necessary

- Fall cleanup of property.

- Bring unused furniture back into garage or storage if no longer needed. It’s far easier to shovel a porch without furniture on it when it snows.

- Finish up any outside projects, ie-painting, staining, roof repairs, driveway repairs, A/C protectors, etc.

- Get your heat system checked out in late summer early fall before the weather gets cold

WINTER CHECKLIST

- Keep driveways, sidewalks, and porches shoveled. Repeated snowfalls without shoveling has and will collapse decks if too heavy. Expensive to replace.

- Protect A/C units from snow sliding off roofs.

- Remind guests NO FIREWORKS during New Year’s.

- Open cabinets doors under sinks, especially those that face an outside wall, to help with heat circulation and hopefully eliminate the possibility of freezing pipes.Example of Tabs

- Keep heat temperature above freezing, maybe at least 55 degrees.  Without people moving around or fan circulation, you’ll get cold spots in the homes and you want to avoid that and the possibility of having water pipes freeze.

- Many people have and still use salt and chemical agents to melt ice on their walkways.  It’s up to you, but it will over time eat up your concrete and is generally not good for the wildlife.

It’s not advised to run dripping water in your sinks during the winter. The sinks WILL get stained due to our hard water and occasional red clay that can come out, but also
